baanyaw.com is the website of Baan Yaw, a digital growth service for independent hotels and resorts, operated by Chotika Yawichaikaew, an independent professional based in Koh Samui, Thailand. By using this website, you accept these terms.

Baan Yaw provides hands-on digital services to hotels: websites and landing pages, direct-booking journey improvements, content, digital campaigns and ongoing optimisation. The website presents these services; any actual engagement is defined in a separate written proposal or agreement.

Nothing on this website is an offer or a price. Work begins only from a written proposal that names the scope, the fee and the timeline, and only once you have accepted it in writing. A proposal is valid for thirty days unless it says otherwise.

Fees are quoted in Thai baht and are exclusive of any taxes or withholding that may apply, which appear on the invoice. Unless the proposal states otherwise, project work is invoiced fifty percent on acceptance and the balance on delivery, and each invoice is payable within fourteen days.

We accept Thai bank transfer, PromptPay QR and international bank transfer. Bank charges on international payments are borne by the payer. Work may be paused on invoices that remain unpaid more than thirty days after their due date.

Monthly support is optional and separate from any project. Where it is agreed, it is invoiced monthly in advance and continues month to month until either side ends it with thirty days written notice. Ending it does not affect work already delivered or invoiced.

Our work depends on access: to the website, the booking engine, the property-management system, the social accounts and the analytics properties concerned, along with the content and approvals a project needs. Where that access or those approvals are delayed, timelines move accordingly.

Advertising budgets, subscriptions, domains, hosting, licences and similar third-party costs are not included in our fees. They are paid by the client directly to the provider, or re-invoiced at cost where the proposal says so.

The information on this website is provided for general presentation purposes. We do not guarantee specific booking volumes, revenue or other business results. Digital performance depends on many factors outside the control of any agency.

The Baan Yaw name, wordmark and the content of this website belong to their respective owners and may not be reproduced without permission. Ownership of work produced for clients is defined in each project agreement.

Our work may connect to third-party systems chosen by the client, such as booking engines, property-management systems and social platforms. Those systems are governed by their own terms, and we are not responsible for their availability or behaviour.

To the extent permitted by law, Baan Yaw is not liable for indirect or consequential damages arising from the use of this website. Any liability connected to client work is defined in the applicable project agreement.

These terms are governed by the laws of Thailand. Any dispute related to this website will be subject to the competent courts of Thailand.
